For Developers And Builders

Plan A Whole Community, Not Just One House

We can help you with master planning and with designing the homes and townhomes for an entire community. Same office, same drafting team, from the lot layout through to the last elevation.

What We Can Do

Work We Take On For Developers

The office has been drawing houses in Baton Rouge for forty years. The same drafting that produces a single custom home produces the housing for a subdivision.

Master Planning

Lot layout and the mix of house types across a community, worked out with you before anything gets drawn in detail.

Homes And Townhomes

Single family and attached housing for the same development, drawn to sit together rather than looking like four unrelated catalogues.

Variations On One Plan

One design, several elevations and footprints, so a street reads as a street. Reversed layouts, widened footprints and relocated garages are routine work here.

Full Drawing Sets

Every set includes mechanical, electrical and plumbing layouts. Stock plans are not stamped, and any engineering your parish or county requires sits outside the plan price.

CAD Files

Available per plan, priced with the job rather than sold from the shelf. Call the office and we will price it with you.

Reunion

A custom-home community in Madison, Mississippi. Every house on these streets was drawn individually rather than pulled from a catalogue, so no two elevations repeat, while the materials and roof pitches hold the street together. White painted brick, steep charcoal roofs, deep entries and generous windows run through the whole community.

Lamar Lakes

A production community in Oxford, Mississippi, drawn for Mid South Companies. Where Reunion is one-off custom work, Lamar Lakes is built the way most developments are: a small family of efficient floor plans, each drawn with three named front elevations so the same footprint can be built repeatedly along a street without the street ever repeating itself.

Kaden Creek

A community of large-lot homes in Watson, Louisiana. The houses here are wider and lower than the Mississippi work, planned for deep parcels where the whole elevation is seen from the street. Variegated brick with a whitewashed mortar wash, charcoal hipped roofs and heavy stained timber at the entries carry across the community.

Beyond The Houses

The Buildings That Make It A Neighbourhood

A development is judged by more than its houses. The clubhouse and the entrance set the tone for everything sold after them. Drawing them in the same office as the homes keeps the whole place speaking one language.

Townhomes And Duplexes, Drawn As A Street

Attached housing is easy to get wrong. Drawn one unit at a time, it stacks up into a wall. We draw it as a run, so the roofline breaks, the porches step, and each dwelling still reads as its own front door.

A single-storey duplex in white board-and-batten with charcoal garage doors and a low courtyard wall between the two entries
Two ways of building the same idea. A townhome row of repeating units on the left, and a two-unit duplex on the right, each dwelling entered from its own porch with a low courtyard wall between them.

How It Goes

Working With The Office

Start with a phone call. Most developer conversations begin with a site and a budget, not a plan number.

  1. Bring Us The Site

A survey, a plat, or just the acreage and where the road comes in. Tell us the price band you are building to.

  2. We Work Up The Mix

Which house types suit the lots, how many variations you need, and what gets drawn first.

  3. Drawings Come In Phases

You get buildable sets as they finish rather than waiting for the whole community to be drawn.

Questions We Get From Builders

Do the drawings include electrical, plumbing and HVAC?

Yes. Mechanical, electrical and plumbing layouts are provided for all drawings.

Are the plans stamped?

Stock plans are not stamped. If your parish or county requires a seal, a local licensed engineer or architect reviews and stamps the set, and that cost sits outside the plan price. We are not responsible for engineering fees required for permitting, such as high wind engineering, structural engineering, or beam and truss sizing.

Can one plan be built several ways?

Yes, and it is routine. Reversed layouts, a widened footprint, a relocated garage, a different elevation on the same floor plan. Each variation is quoted flat before any work starts.

Can we get the CAD files?

Yes, but not through the website. CAD files are priced per plan because they carry different licensing, and they are usually bought alongside modification work. Call us at 225-216-2016 and we will price it with you.

How long does a set take?

For a stock plan bought from the site, we email to confirm the order and collect the title block details, then the plans go out within one to two business days. Modifications typically add one to three weeks depending on scope. Timelines for a full community depend on the number of plans and are agreed up front.
