What Arrives When You Order A Plan

No mystery about what's in the set. If your parish or county needs something extra, we'll tell you before you pay.

The Drawing Set

Foundation plan, floor plans, all four exterior elevations, roof plan, wall sections, cabinet elevations, a door and window schedule, and mechanical, electrical and plumbing layouts.

Engineering Is Separate

We are not responsible for engineering fees required for permitting, such as high-wind engineering, structural engineering, or beam and truss sizing. We'll say plainly which ones your build will need.

Changes, If You Want Them

Every plan can be modified — reversed, widened, garage moved, room added. Quoted flat, usually within three business days.

Asked Before Nearly Every Order

Are all 25,000 plans on this website?

No. The eighty on the site are the designs that have sold best over the years, which is why they are the ones we put online. The rest of the library stays in the office. If none of these suit, call and tell us what you are after and we'll go through it and pull what fits. We work by appointment, so ring first rather than dropping in.

What happens after I place an order?

We email you to confirm the order came through and to collect a few details we need for the title block — the name to display, the lot and subdivision or address, the city the home will be built in, and where to send the printed sets. Once we have those, your plans go out within one to two business days. You can fill those answers in on the cart page before you check out and skip the back and forth.

Can I build this plan as drawn, or will it need changes?

Most plans can be built as drawn, but every parish and municipality writes its own amendments to the building code. Coastal and high-wind areas almost always need a licensed structural engineer's calculations. Check with your local building office before you order, and we'll tell you what we already know about your area.

Are the plans stamped by an architect or engineer?

Stock plans are not stamped. If your parish requires a stamp, a local licensed engineer or architect reviews and seals the set — that cost sits outside the plan price. Custom projects are handled case by case.

How much does it cost to build one of these?

We don't estimate build costs — that isn't a service this office provides. A local builder can price the plan properly for your lot, your finish level and current material and labour rates, which are the three things that move the number most. Take the plan set to two or three builders in your area and you'll get a far more reliable figure than any per-square-foot average.

Can you reverse the plan or move the garage?

Yes. Reversed sets, widened footprints, relocated garages, added bedrooms, and reworked kitchens are all routine. Send the plan number and a short list of what you want changed and we'll quote it flat. Modifications typically add one to three weeks depending on scope.

Do the plans include electrical, plumbing, and HVAC?

Yes — provided for all drawings.
