4 Bedrooms, 4 1/2 Baths, Media Room, Music Room, Office, Ready to Purchase

Deep porches, high ceilings, and a floor plan that survives a family reunion. Buy from the library, or let us draw yours from scratch.
Just Off The Board
Optional and additional elevations are drawn for most plans, so the same floor plan can wear a different face on a different lot.
Custom & Modifications
Bring a lot, a napkin sketch, or a screenshot you saved two years ago. Custom homes of any size and any style — and for developers, master planning and homes and townhomes for entire communities.

Lot, budget, square footage, and the three rooms that actually matter to you. Usually one phone call.
A first layout to react to. Most projects need two or three rounds here, and that's normal.
Once the plan is right, the exterior gets drawn — roof pitches, columns, window proportions, materials.
Final sheets your builder can price and your parish or county can permit, with revisions carried through cleanly.
Best Sellers
The eighty plans on this site are the designs this office has sold most over the years, chosen from a library of about 25,000 drawn across four decades. Each one is a complete construction set. If nothing here is quite right, call and we'll pull something closer from the archive.

Before You Buy
No mystery about what's in the set. If your parish or county needs something extra, we'll tell you before you pay.
Foundation plan, floor plans, all four exterior elevations, roof plan, wall sections, cabinet elevations, a door and window schedule, and mechanical, electrical and plumbing layouts.
We are not responsible for engineering fees required for permitting, such as high-wind engineering, structural engineering, or beam and truss sizing. We'll say plainly which ones your build will need.
Every plan can be modified — reversed, widened, garage moved, room added. Quoted flat, usually within three business days.

In Their Own Words
Every point below comes from what customers actually wrote about working with this office — not from a marketing meeting.

The Difference
Read the reviews and one thing comes up in nearly every one. Customers don't describe dealing with a company — they describe dealing with the owner, who takes the call, sits down with them, and draws the plan himself. On a national plan marketplace you are an order number. Here you are talking to the person whose name is on the drawings.
That is the whole difference, and it is the one thing a competitor with a bigger catalogue cannot copy.
Reachable
Buyers mention again and again being able to get hold of someone whenever a question came up — during the process, not just before the sale.
Dependable
Customers note that the timeframes they were quoted were the timeframes they got. Rare enough in residential design that people write it in a review.
Patient
Several reviewers had never been through the design process before and describe leaving the first meeting relaxed rather than overwhelmed. Patience gets named directly.
Yours
People describe their own wishes being built into the plan as asked, rather than being steered toward a house somebody else wanted to design.
Owners And Builders
“Professional, kind and always available when I had a question.”
“Amazing customer service and timeframes as indicated were met.”
“Good, down-to-earth people to work with.”
Common Questions
No. The eighty on the site are the designs that have sold best over the years, which is why they are the ones we put online. The rest of the library stays in the office. If none of these suit, call and tell us what you are after and we'll go through it and pull what fits. We work by appointment, so ring first rather than dropping in.
We email you to confirm the order came through and to collect a few details we need for the title block — the name to display, the lot and subdivision or address, the city the home will be built in, and where to send the printed sets. Once we have those, your plans go out within one to two business days. You can fill those answers in on the cart page before you check out and skip the back and forth.
Most plans can be built as drawn, but every parish and municipality writes its own amendments to the building code. Coastal and high-wind areas almost always need a licensed structural engineer's calculations. Check with your local building office before you order, and we'll tell you what we already know about your area.
Stock plans are not stamped. If your parish requires a stamp, a local licensed engineer or architect reviews and seals the set — that cost sits outside the plan price. Custom projects are handled case by case.
We don't estimate build costs — that isn't a service this office provides. A local builder can price the plan properly for your lot, your finish level and current material and labour rates, which are the three things that move the number most. Take the plan set to two or three builders in your area and you'll get a far more reliable figure than any per-square-foot average.
Yes. Reversed sets, widened footprints, relocated garages, added bedrooms, and reworked kitchens are all routine. Send the plan number and a short list of what you want changed and we'll quote it flat. Modifications typically add one to three weeks depending on scope.
Yes — provided for all drawings.
